Pocket Listings

Westhoff Group Sold 31% of their listings as pocket listings last year alone.

What is a “pocket listing”?

A pocket listing is a real estate industry term for a property that is not on the public market. It could either mean that it will be coming on the market in the future or that the seller does not want the property to be advertised publicly.

How does this Benefit You?

If you are a buyer who has seen everything on the market and can’t seem to find what you are looking for, you can be privy, and first in line, to the hundreds of pocket listings in our database before they become available to the general public. This gives you a huge leg up in your search, offering opportunities that other buyers never know about.

If you are a seller, this innovative system can be incredibly beneficial. Many sellers working with The Westhoff Group agents sell their property before hitting the market. Not only does this mean that you don’t have to go through the typical on-the-market selling process with showings, open houses, and keeping your property pristine at all times, but it also allows you to sell for a higher price than it may sell for if on the market. If a buyer wants your property and doesn’t want to be subject to extensive competition if it goes on the market, they are typically willing to pay a premium. Our sellers that have sold their properties as pocket listings have been over the moon with the price and convenience.

The agents at The Westhoff Group are all off-market specialists, helping buyers buy and sellers sell a record amount of properties before they hit the market. Generally, 30% of our sales are off-market properties. The Westhoff Group is part of the largest pocket listing networks in Chicago: Top Agent Network, Compass Coming Soon, and the Private Listing Network on the MLS. We also have other networks of agents that meet regularly to share their upcoming listings. This is a huge value to all of our clients.
